The current single-family zoning is not preventing homes from being bought and torn down to build much larger, more expensive single-family homes.  Duplexes would allow for double the amount of housing to be built on the same size lot at a lower per-unit cost, and would enable financial incentives for the inclusion of affordable units within the multi-family development.
